How to transfer land title in the Philippines

Philippine Real Estate:
Steps in the transfer of Certificate of Title in the Register of Deeds:. Note: the same requirements and steps for the transfer of condo title.
Requirements:
1. Original Deed of Sale with stamp from BIR
2. Original Owner’s Duplicate copy of Title
3. Certificate Authorizing Registration (CAR) from BIR
4. Transfer Tax (Provincial or City or Municipal where the property is located)
5. Real Property Tax Clearance (Provincial or City or Municipal where the property is located)
6. Certified true copy of Tax Declaration
7. SPA if applicable
8. Secretary Certificate and Articles of Incorporation (if in case of corporation)
9. Presenter’s ID (photocopy)
Fees:
1, Registration Fee: Based on the prescribed schedule of the consideration value or assessed
2. IT Fee – Php 386.32 per document submitted
PROCESSING TIME: 20 working days
PROCESS FLOW: Philippine Real Estate.
1. Fill up the application form at the Registry Information Center
2. Submit all requirements to be received by the entry clerk
3. Pay the Registration Fees at the cashier
NOTE: After payment, the registrant / processor shall comeback on the due date given by the personnel in charge
4. Encode in the system the information contained in the documents – by Encoder
5. Examines / evaluates the documents – by Examiner
6. Checks the encoded data made by the encoder – by Examiner
7. Recheck the fees in the assessment form – by Examiner
8. Recommends for approval / denial – by Examiner
9. Approves / Denies – by Register of deeds Deputy
10. Scan and upload images of registered documents – by Uploader
11. Printing of title – by records officer
12. Signature of newly issued tile – by Register of Deeds deputy
13. Releasing of titles and documents – by Releasing clerk
